Orange County Florida Property Appraiser Questions asked

Resolved Question: How much does it cost a home seller to let someone assume his mortgage?

I live in Orange Park, Florida and I bought a beautiful brick home in 2010. I've decided to downsize and have some questions about selling. What are the costs associated with letting someone assume my mortgage? I realize they would have to qualify, and, it's an FHA loan, and we've decided to start out trying to sell it "by owner" so that we could offer it at a lower price. We really don't have a lot of money, if any, to bring to closing. We're not looking to make any profit, we just want someone to assume the payments...but we know there have to be seller fees involved and title costs...or are there? FYI, the balance on the mortgage is $204,000 and the current county property appraiser's estimate of value is $187,000 but the same county appraiser had the house valued at $197,000 last year when we bought it and the FHA appraisal last year on the house was $233,000. Zillow, for what it's worth, has it valued at $219,200 right now. We put in a totally new A/C system (5 ton, 14 SEER) and had the concrete driveway and sidewalks removed and replaced with gorgeous stone. So....what do you think...is it possible to change hands pretty simply with a qualified buyer and give them a great deal on a house without us having to bring a small fortune to closing? Any help would be greatly appreciated :) more
