Instead of a real bed, which can be costly, time & space consuming (for storing), I saw on HGTV that you can use, say a queen size, a blow up mattress, and all the pretty decoratives that make a nice bed, including a skirt, and put it on top of two storage containers, this way it looks like a full size bed but its just a "Short Cut" way to add decor...and maybe add a lamp/artwork..... * * * *My dilemma is I have a 2500SQ Foot House that I just took through the court system and will be remodeling it, and putting it up for sale. We are buying a place that's in probate in Los Angeles, CA. The deceased former owner had a reverse mortgage with Financial Freedom. She owed 600k. The purchase price that the court approved is 550k. The bank that owns it now is saying this has to go through a short sale process. The attorney on the other side says that the bank has to accept the price at 550k. The bank is saying that the offer has to be approved by the investor and needs to go through a short sale process?!! Who is correct here?? more

My husband and I are trying to buy a house in Southern California. The market here is out of control...too much competition with the tax credit. We've put in several offers on some bank owned and short sale properties. All of which were shot down because someone outbid us by a ton of money. We've put in offers for up to $30,000 over asking price and still did not get it. We are getting very discouraged and are feeling like we're not going to be able to buy a home. Resolved Question: How can we avoid losing the house?

I need to ask for some advice about a mortgage problem my aunt is having. First of all, she is disabled and living on a fixed income. She and her mother (my grandmother) own a house in Los Angeles, CA. My grandmother died 2 years ago. Both names were on the title, and it was assumed that the title would simply transfer to my aunt, without having to file any paperwork. We have recently learned that assumption was incorrect and that she should have filed the paperwork for Prop 58 in order for taxes to not be reassessed. Taxes were reassessed to current market value (actually, it is a bit higher, since it was reassessed for the time period when prices were at it's highest!) Here's the problem: My aunt has the mortgage through Wells Fargo. They paid the newly assessed property taxes (which came up to more than $12K), and have adjusted her new mortgage payment accordingly. They have denied her application to modify her loan, even though we have already filed the paperwork with the assessor's office and are just waiting for the taxes to be reverted back to what it was before. The assessor's office said that the way things are going with the economy, it might not get paid back until next year. Wells Fargo is already trying to start short sale proceedings. We don't know what to do. She will lose the house at this rate, simply for not realizing she was supposed to file something at the time of her mother's death. Wells Fargo sees that the house is worth far more than the mortgage she owes, and is trying to get the house any way they can. Please let me know if there is anything we can do to keep the house. more

Okay, so my family agreed on buying a house in the area we currently reside in. We all found a house that was charming and put an offer in. After about a week, the SELLER reviewed our offer and accepted. However, after a few days, we received a counter offer which basically stated that everything was fine but they wouldn't pay for the termite inspection & clearance. Since we loved the home, we complied. Our agent informed us that it would take about 1-2 weeks for the bank to approve, since it was a short sale. A week later today, however, our agent told us it would take an extra one or two weeks longer. We're pre-qualified and everything, have good credit --- we heard that this might affect our chances of the bank approving faster and getting closer to the closing date. Is this correct? How long do you think it'll take? If there is any info that I've excluded that you need, please don't hesitate to ask. :] more

When I came to this country. They promise me a land filled with white dadies with blue/green eyes that measure 5'10 on average that live in the green suburbs. I was so exited! When I go to the grocery store all I see is latino people working. Lets not mention who is in the bus and the bus stop. There is a lot of Latino own bussineses in my neighboorhod. They all look so ugly, and men are so short. I think they are more amerindian than spaniord. You can never wear nothing too nice if your a girl, because they all come to you like ants. Especially, the first generation latinos. Mami!!!!! Mua!! Hola!!!!! And they all stare at you like sexual predators. Latina first generation woman are all accostume by the pervs. "At least they think your pretty", they tell me. Check and cashing places everywhere, windows plaster with prepaid cards(El Toro, Mundial, Salvador, Guatemala, Uni, etc...). And the licour stores with women in there bikinis seling beer. There is so much street life, every corner someone selling produce, tamales, taco trucks, pirate movies, phone accesories, just out been drunk, hanging by the liquor store, WESTER UNION and pupusas. Ok so I'm looking for a truck. I found this ad on craiglist in los angeles for a 05 tacoma double cab short bed with a salvage title for $13,800. Now the guy posted it up 2 weeks ago, I called him last week and he said it has to be aligned so he told me to wait til today, so i call back today and he said "the trucks not ready, I dont have the title in my name, because I have to go get it level 3 inspected due to the salvage title, so next week call back". He has had this truck for awhile and he posted the truck up a week before I called and after I called him the first time he took the ad off BUT luckily for me i saved his number in my phone. I live in arizona and i told him Im willing to eat the ridiculous airline ticket if he sells me the truck and he says ok to everything but he keeps pushing the day when I can get the truck back and back. And why would he post the truck up about 3 weeks before he can sell it and then suddenly take it off when I call and hasnt had the title in his name, you would think he would get the title in his name before he puts it up for sale? I know this will be a little long. But I will try and keep it short. I am 27. I live in Los Angeles, Hollywood. I like it here, love it mostly. But for the past 3 years or so, I have been very unhappy with my life, so I am looking for a temporary change to get me into a new mentality (yes I have tried therapy and drugs, no help! lol). Here is my situation: I have a decent job right now, with plenty of growth opportunity, pay is just ok, not great, but they are taking advantage of me. I know I will keep growing there, but I hate the management and I think that is why I am unhappy there, plus the commute is 80 miles per day. And extremely high stress. I want to work for myself again, but the ideas have been a bit slow lately. The ideas I have partialy pursued, my good research skills prove it to be a bad move, thankfully before I invest. But it doesn’t take away the let down feeling. I live in Hollywood, love my roommates, pay 1000 per month, not bad. I don’t have friends I hang out with daily. I am pretty much a loner (by choice, I want to break it). I always choose to be by myself, one of the reasons I want to try Hawaii, make new friends, relearn what it is like to enjoy peoples company. Pretty much been in a funk since my ex broke my heart 2 years ago. I don't want her back, but cant move on. Change of scenery will help. The main reason for not leaving, my family. I will miss them terribly. My mom, dad and brother. So here is my thinking, please tell me if I am nuts. 1. I don't have a girlfriend, wife, kids or financial responsibilities. I just made my last car payment. 2. The economy sucks, so if I am just waiting it out, why not wait it out there? 3. I will miss my family, but we can video chat everyday. 4. I can make new friends out there, change my lifestyle and routine, maybe become less of a loner. 5. I love Hawaii. It is the only place I have ever felt relaxed. (Ocean front only). 6. I have a crush on a girl at Sensei (she has no idea I exist, but for past 2 vacations I have seen her, and never got the opportunity to talk to her. Stupid story, and reason, but added to the list anyway! 7. I think this would be a life experience worth pursing. Could change my life. I want to learn to surf, play the guitar, and work on my health. I could get a low stress night job, or a phone sales job early in the morning (I was always really good at b2b phone sales, I manage 3 data companies now and we are very successful due to my teachings and management) this would give me the ability to enjoy my day and night. Currently, I work 10 hours, commute 3 hours, and feel like a drown when I get home and close the door by myself. The reasons not to go? 1. I have a job that could get me higher and higher if I am willing to stick with shady and evil bosses trying to mold me to be like them. 2. I will miss my family. 3. I will be putting my career on hold, having a low paying job and eating into savings. 4. I will have to sell my furniture and maybe car. But I can always buy new stuff. Ok.... Help! I was told by my loan officer that they cannot proceed to the manual system until I become approved by the automated system. They're trying to make me pay off as much debt as possible. I have lowered my DTI to 50% (including the amount of $420k I'm requesting is approved) and the reason it's high is because like many in late '04 I was subjected to high $ homes. I have an approved short sale, but I'm afraid that when my rate is adjusted I will be paying over $5k. I'm not sure if they are trying to push for the automated only or even if they have manual UW? I was under the impression if you can only get an eligible with all the adjusting that the manual system is the last alternative..... Are they trying to keep me from leaving considering this is a flourishing market? I currently take care of the mortgage payments with check written from my account. Now the owner can't pay the mortgage. The house value has dropped. Can I buy the house in a short sale? Is it a problem that I am on the deed? And most of the checks for payment have come from my personal checking account? more

I spoke with a negotiator that is fedexing me a package with different options such as short sale, loan modification, temporary payment plans, etc. He reviewed my situation and told me it was in my best interest to do a short sale that they will approve with me and that it will not hurt my credit so long as I continue to pay my mortgage each month and they will say it was an agreed amount paid in full on my credit report. Is this true? Should I go ahead and hire a realtor now or do more research? HELP!!! more
