Voting Question: Where can I find a good 1-2 bedroom condo up for rental in Sunset Beach, NC that is available to 18-year-olds?
Is there anyone that can help me? My boyfriend and I are looking into going on a nice summer vacation next summer (2010) down in Sunset Beach, North Carolina. We'd prefer to have a condo sized place with either 1 or 2 bedrooms and under a price scale of $2,000 max/week. Since we will only be 19 years old and both full-time college students, we don't have much money to spend. It also seems as though most places on the island only rent to 25 and older, which I believe is crap, because if they would open to college students, I'm sure they would get even more business. But hey, beggars can't be chosers. Please! If anyone can help me, I'd really appreciate it! My sister is planning on getting married on one of the beaches on the southern coast of NC. She's thinking Bald Head Island, which I think is also close to some other beach towns, but is open to other beach locations. She wants the ceremony to be really simple, just a small ceremony on the beach (we're bringing a couple beach chairs for the grandparents), but no big area or anything like that. We're trying to keep the cost down, so I was thinking we could rent a vacation home that's on the beach and use the area between the house and the beach for the wedding. Is that allowed, or do we need a permit from the city? Does it make a difference if the property is private or not? Also, any suggestions on good beaches around that area? Here's the problem. My fiance is from Australia and I'm from Ohio, USA. I've been with my fiance in Australia for the last two years. The wedding is planned for next year. The planning is causing me considerable stress. My hometown is not cost friendly, so a beach wedding would be cheaper for the Australians. So, I began looking at rental houses in my family's vacation spot in NC. My in laws are pushing for it to be closer to Australia so my fiance's friends can attend, and so his aunt and uncle won't pay 20k to fly business class to it as they refuse to fly coach. My mom wants it near Ohio for my grandparents. One of my bridesmaids has pulled out if it's on the east coast US due to money, and thought a cruise in a central location to be better, as it's all inclusive. My MIL to be keeps stressing that one of my fiance's friends cannot attend an overseas wedding (he has 4 groomsmen/friends that will). She seems to be so upset over the one person. Help, what should I do?We have already decided to have two big reception parties in Ohio and Australia for those who cannot attend. Four of my fiance's friends are definite to go, only one that isn't. The only way that one person could go is if it was here in Australia, but my parents cannot do that. My MIL keeps stressing how awful it is to ask someone to shell out a couple thousand just to attend our wedding when they probably can barely afford to give us a wedding present if it was here in Australia. Obviously, we are not asking for wedding presents if it's a destination wedding. When I mentioned the cruise idea, to my bridesmaids (who are travel agents) they were excited to help get good deals. My MIL just told me that we couldn't have a honeymoon if we do that, and will have to return immediately for our reception party in Australia. We are considering buying a vacation home to rent out at some point in the Outer Banks of North Carolina, possibly in the Whalehead Beach area. But I am having a hard time understanding how the money works out. Rough example: The house we just stayed in rents for $4,500/wk in season, which I am guessing is about 12 weeks long. If it was fully rented (and assuming we would actually get the $4500), that would be $54k. Let's say $70k/year income including some off-season rentals. It's on the market for $1,175,000. If we were to get a 6% loan that would be $70,500/year for interest alone. I have no idea how much insurance would be, but in a hurricane-prone area like OBX, I'd expect it's a lot. I'm guessing PITI would be $90k. My numbers may be a bit off, but that's still in the area of $20k/year in the red. If I'm way off, please tell me, 'cause I don't get how it would work out. Do you need sub-prime?
